Analyzing the Current Inventory

Let’s commence by examining the current inventory according to the Columbus MLS. Currently, are 3,179 homes available for sale or soon to be listed. Over the past month, 2,645 homes changed ownership, with 2,793 homes currently under contract. This equates to an inventory level of just over a month, measuring 1.2.

It’s worth noting that the average sales price from the previous week dipped to $349,901.12, and homes spent an average of 20 days on the market. This dip can be attributed to increased holiday travel activity. However, we anticipate a potential rebound this week.

A Closer Look at Recent Trends

Interestingly, 48% of all homes sold last week found buyers within just five days, with an average sales price of $329,721.88. Again, this dip in pricing can be attributed to the holiday period. The most notable sale was a property on Yantis Drive in New Albany, fetching an impressive $3.1 million.

The Local Perspective

Locally, the most active zip code last week remained Reynoldsburg, which continues to experience a highly competitive real estate market. Did you know that it is also known as the “Birthplace of the Tomato?”
